JOB DESCRIPTION / ROLE
A Senior Project Manager for buildings role involves leading large, complex construction projects from planning to completion, focusing on schedule, budget, and quality control. Key responsibilities include developing project plans, managing budgets and resources, coordinating with stakeholders and teams, mitigating risks, and ensuring compliance with building and safety standards. This role requires strong leadership, communication, and technical skills in areas like design, construction, and risk management.
Description
Project Planning & Execution: Develop comprehensive project plans, including defining scope, objectives, budgets, timelines, and resource allocation strategies. Oversee day-to-day execution and monitor progress against established schedules and milestones.
Budget & Financial Management: Prepare and manage project budgets, track costs, monitor financial performance, and implement cost-control measures to ensure profitability. This includes reviewing and verifying payment applications and managing change orders.
Stakeholder & Client Communication: Serve as the primary point of contact for clients, architects, engineers, contractors, and internal teams. Provide regular, clear progress reports to senior management and stakeholders, and manage client expectations effectively.
Team Leadership & Management: Lead, motivate, and manage multi-disciplinary project teams, including internal staff, subcontractors, and vendors. Provide guidance, assign tasks, and ensure clear communication among all team members.
Risk & Issue Management: Identify potential project risks and develop proactive mitigation strategies. Troubleshoot problems and address issues as they arise to keep the project on track and minimize disruptions.
Quality & Safety Assurance: Develop and implement quality control programs, conduct regular site inspections, and ensure all work adheres to project specifications, industry standards, local building codes, and safety regulations (HSE standards).
Contract Administration: Prepare, negotiate, and enforce contractual agreements with architects, consultants, clients, and subcontractors.
Mentoring & Process Improvement: May be involved in mentoring junior project managers and contributing to the development and improvement of the organization's project management methodologies, policies, and standards.
Requirements:
Education: A Bachelor's degree in Civil Engineering, Construction Management, Architecture, or a related field is typically required.A Master's degree or professional certifications like Project Management Professional (PMP) or Certified Construction Manager (CCM) are often preferred.
Experience: A minimum of 20+ years of experience in construction project management, with a proven track record of successfully delivering complex building projects.
Experience in shop drawing reviews and a supervisory role.
Technical Skills: In-depth knowledge of construction methodologies, building codes (e.g., local Saudi building codes if in KSA), blueprints, architectural design, and MEP (mechanical, electrical, plumbing) systems. Proficiency in project management software (e.g., MS Project, Primavera, Jira) and MS Office Suite is necessary.
